DESCRIPTION:

Property Maintenance Worker I is the entry level class in the property maintenance series. Initially under direct supervision, incumbents learn and perform a variety of routine and semi-skilled duties in the alteration, maintenance, repair and servicing of housing units, buildings, facilities, grounds, equipment and mechanical systems. With experience, incumbents are expected to perform routine repair projects or preventive maintenance assignments independently, exercising sound judgment and initiative.

DUTIES & RESPONSIBILITIES:

 

  • Performs a variety of routine and semi-skilled tasks involved in the maintenance, servicing, repair and alteration of housing units, buildings and facilities.
  • Assists journey-level maintenance personnel in such trades as electrical, HVAC, plumbing, carpentry, plastering, glazing and painting.
  • Removes, replaces and repairs plumbing fixtures, garbage disposal units, sinks, faucets, valves, washers and gaskets as required; clears stoppages in sinks, toilets and drain pipes.
  • Assists in the installation, maintenance and repair of electrical systems and equipment as required; installs and repairs electrical outlets, switches, receptacles, fuses and conduits; replaces wiring, ballasts and lights; replaces phone jacks and wiring.
  • Installs and repairs doors, door locks and hinges, windows and screens; patches and repairs roofs, gutters, drains and vents.
  • Checks daily work orders for project assignments; makes scheduled service and emergency repair calls; inspects apartment units and other facilities to identify repair or maintenance requirements including necessary tools and materials; documents and reports unsafe conditions; picks up supplies and materials from hardware store or agency supply room.
  • Makes adjustments to heating and air conditioning equipment; inspects, cleans and replaces filters.
  • Makes minor repairs to apartment walls, floors and ceilings; removes and replaces tiles; prepares and applies wall and ceiling plaster and paints.
  • Troubleshoots, maintains, services, repairs and installs kitchen appliances and fixtures; disconnects and removes appliances to clean walls and floors.
  • Performs general grounds maintenance duties including pressure washing buildings, stairwells, and parking lots, trimming hedges and trees as required, picking up trash and emptying trash bins and other containers.
  • Operates trucks and performs utility duties such as loading, hauling and unloading of furniture, materials, supplies and rubbish
  • Completes basic records, such as work orders, time sheets, requisitions and accident reports.

 MINIMUM QUALIFICATIONS:

Knowledge of:       

  • Basic methods, materials, tools and equipment used in rough and finish carpentry, cabinetry and wood finishing,
  • Basic methods, materials, tools and equipment used in the building construction and/or mechanical and electrical trades.
  • Shop mathematics.
  •  Basic techniques and methods of water and wastewater supply and drainage plumbing using galvanized, copper, and PVC pipe.
  • Surface preparation and application of paints appropriate to different internal and external surfaces.
  • Safe operation and maintenance of a wide variety of hand, power and shop tools and equipment common to the fields of electrical, plumbing, carpentry and related building trades.

Ability to:

 Operate and maintain specialized tools used in electrical, carpentry, plumbing and related building trades.

Measure and calculate angles, lengths and volumes.

Understand and follow oral and written instructions.

Estimate necessary materials and equipment to complete routine and semi-skilled assignments.

Prepare basic records and reports.

Establish and maintain effective working relationships with residents, agency staff and others encountered in the course of work, some of whom may be dissatisfied and/or quarrelsome.

Training and Experience:

A typical way of obtaining the knowledge, skills and abilities outlined above is graduation from high school or GED equivalent; and one year of experi­ence in one of the building maintenance trades; or an equivalent combination of training and experience.

Licenses; Certificates; Special Requirements:

A valid California driver’s license and the ability to maintain insurability under MAAC’s vehicle insurance policy.

Physical:         Frequently required to push/pull objects weighing more than 100 lbs and lift and carry objects weighing more than 50 lbs but less than 100.  Frequently required to perform simple manipulative tasks such as using hand tools and operating maintenance machinery.  Must be able to walk, stand, squat, drive, and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs.

 

Sensory:         Frequently required to read fine print on plans, regulatory documents, maintenance coding, and instructions.  Must be able to distinguish normal sounds with some background noise to answer pages, phones, etc.  Must be able to speak clearly and hear and understand others using the English language.

 

Cognitive:       Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time.  Must be able to understand and relate to specific ideas several at a time and remember multiple tasks/assignments given to self and others over a period of several days.

 Environmental

Conditions:     Frequent exposure to seasonal conditions in outside weather.  Occasional exposure to grease, oil, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards.

 

Equipment:     Frequently required to operate power carpentry tools, lawnmower and other garden tools, leaf blower, cleaning equipment, or paint sprayer.

 SALARY:

The starting salary range is $11.25 (Step1) to $12.12 (Step 4) per hour, depending on qualifications and experience. This position is eligible to receive full benefits, including medical, dental, and vision plans for employee and eligible dependents.

Part A:              An appraisal will be made by an interview committee for the qualification of each candidate who best satisfies the preferred requirements for the position based upon information contained in the application and resume.

 

Part B:              An interview committee will conduct interviews of candidates passed by the committee in Part A to evaluate education, experience and training.
